ICI was contracted by School District 99 for a complete renovation and expansion of the District’s historic Administration Building. The scope of work consisted of a three-story addition (including installation of an elevator and steel staircase), a major interior renovation, mechanical upgrades and a roof replacement.
ICI began the project by reinforcing the building’s stone foundation. New steel columns and beams and foundation footings were installed to correct floor deflection. Tuckpointing took place where feasible and, in some instances, entire areas were replaced with new brick on the exterior. Upon inspecting the roof, it was found that the rafters were split, requiring three-quarters of the roof to be removed and replaced. Entrance support columns were also replaced.
The mechanical system, sewer piping and electrical distribution service were all redone. An “addressable” fire alarm system was also installed.
Additionally, asbestos and lead abatement were performed and a hazardous underground fuel tank was removed. Interior renovations included new windows and lintels, light fixtures and floor coverings. Bathrooms were all upgraded to become ADA compliant. A phased turnover was coordinated to allow for the tenant work spaces to remain functional throughout the course of the project.
The following summer, ICI returned to complete minor life safety renovations to the building.
