ICI concurrently completed the construction of two significant retail developments for Kensington Development Partners in suburban Chicago. ICI delivered Market Centre, located twenty miles west of Chicago in Westmont, first. Prior to ICI’s arrival, the 12-acre site at the corner of 63rd Street and Cass Avenue was an underdeveloped strip center. Several retail stores were closed, even though the area had seen population growth and nearby retail establishments were booming. Prior to Kensington’s acquisition of the land, ICI worked alongside them for a period of 10 months preparing cost models and a series of construction schedules.
ICI was retained as construction manager for the demolition of the existing strip center, associated site work and the core and shell of 112,000 square feet of retail space. Tenants include LA Fitness and a future grocer. Additionally, ICI delivered a Starbucks located within an Eastern outlot of the development and a pad-ready site along 63rd street for the restaurant Raising Cane’s.
