ICI completed the first phase of the Napleton Porsche Chicago dealership located adjacent to the Presidential Towers development in 2021. The space was previously occupied by a Walmart Neighborhood Market. ICI was hired as Napleton’s construction manager for the demolition, subsequent 27,000 square foot build-out and related façade work. ICI coordinated the City of Chicago permitting process and Minority Business Enterprise / Women Business Enterprise (MBE / WBE) participation.
Napleton anticipated a second phase of construction since they originally took over the space. ICI was engaged once again for Phase 2 and completed the project in early 2024. The scope included renovation of interior space within Presidential Towers to make way for an additional 18,500 square feet of showroom and service bays, as well as a customer lounge.
The full topping slab was removed and ICI also executed a seamless tile tie-in within the existing space. Both of these items required close coordination with the Napleton Automotive team. The dealership was operational throughout construction, so as with so many of our automotive construction projects, minimizing disruption to the customer experience was critical.
The selection of ICI for the construction of both phases of the Chicago Porsche point demonstrates a continuation of an existing working relationship with the Napleton Automotive Group that dates back to 2018 and spans multiple projects regionally.
